Job Title: QS / Commercial Manager – Roofing

Salary: £50,000 – £70,000 per annum + 25% KPI-based Bonus

Location: London & South East

About the Role

Due to continuous expansion and key main contractor partnership wins, a highly respected specialist roofing contractor is seeking an experienced Commercial Manager / Quantity Surveyor to take total ownership of the commercial function across their growing project portfolio.

This is a senior role within the business holding complete commercial responsibility for allocated contracts from pre-construction to final account settlement, while managing top-tier main contractor relationships across commercial, industrial, public sector, and retail markets.

Key Responsibilities

Commercial Portfolio Ownership: Drive total cost control, valuation submissions, variation negotiations, and final account settlements across assigned projects.

Subcontractor Management: Manage procurement, contractual terms, payment notices, and account settlements for all sub-contracted packages.

*

Risk & Financial Reporting: Conduct thorough contract risk reviews (JCT/NEC formats), produce detailed Cost Value Reconciliations (CVRs), and present regular profitability forecasts to senior management.

Cross-Departmental Support: Collaborate closely with Estimating teams during tender stages and guide Contracts and Site Managers on commercial strategy.

Client & Contractor Liaison: Act as the main commercial point of contact for clients, consultants, and Tier 1 main contractors.

Key Requirements

*

Proven experience as a Quantity Surveyor or Commercial Manager within Construction, Building Envelope, or Roofing projects.

*

Degree or equivalent higher qualification in Quantity Surveying or Construction Management (RICS accreditation desirable).

*

In-depth understanding of standard construction contracts (JCT/NEC), contract law, and commercial risk mitigation.

*

Skilled negotiator with expertise in managing complex variation accounts and cash flow profiles.

*

Advanced proficiency in Excel and standard construction cost management platforms.

Salary & Benefits

Base Salary: £50,000 – £70,000 per annum (dependent on experience)

*

Bonus Scheme: Up to 25% annual bonus based on commercial KPIs
